All payments made by Tenant to Landlordafter the tenancy commences, no matter how designated by Tenant, will beapplied as follows: first, to any outstanding amounts due for damages/repairs,utilities etc.; second, to any outstanding service charges and fees from priormonths; third, to any rent outstanding from prior months; fourth, to anyservice charges or fees due in the current month; and lastly to the currentmonth’s rent.

And it took some time to design a plan that wouldn't entail us having no life at all, just because we were landlords.Yes we were always there 24/7, but because I screened well, I chose good tenants and my time in court was hardly anything.

Some will have zero history with a high cap rate marketed which by itself is at best misleading.Also consider sfrs were not designed as investments as much as they were designed to be lived in.
