In the event of an incident and say, the tenant attempts to sue the LLC.....aren't ALL properties you have in the LLC then at risk (since you have anywhere from 1-5 properties that a judge can use as collateral), as opposed to having the risk limited to a single property?

Also, throughout the foreclosure process the owner has filed several court answer documents stating that they are still attempting to find a resolution, but their options are running out (e.g. cashing out IRA).

That's all wholesaling is, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

Inspectors aren't perfect, they miss things and sellers aren't always forthright whether it be to Roofstock or a regular agent, but after purchasing one property outside of Roofstock and attempting to purchase a second and paying for quite a few failed inspections, we realized that there is a lot of value in Roofstock.
