We have passed the back out days now, and after reading these comments I am getting a bit nervous.

She started reading articles and discovered the Mad Fientist podcast.  

if they don’t make much money and are on  Section 8, they are not collectible.If a tenant has been employed for more than a year, they most likely won’t leave their jobs, and their credit may be okay.  

Or am I just reading too much into it and needing to give them a call to clarify?

I've been reading up on 1031 exchanges and I've been a little hung up on the replacement of debt and mortgage boot.

I find the BiggerPockets app to be somewhat limited on mobile devices w The exception of reading/podcasts.

Forgot to mention, they only get this application if they pass the phone interview.Once they return the application, I can then verify their job status, current living situation (meaning speak to their current landlord if they're renting) confirm employment etc. all before doing one showing.
