I was getting very frustrated and anxious by this stage as I knew I was getting a very sweet deal and was worried the sellers could back out.Then an attorney on the  sellers end popped up, who was representing him in in the car accident incident.Today I received an email from the sellers attorney that they are cancelling the contract, citing that its null and void as its past the closing date.

It could be a very small business - one low maintenance rental or it could be someone's sole source of income.I think it really depend on what stage you are at financially on what makes sense in terms of diversification.

I have pulled names/addresses of houses in the early stages of foreclosure and door knocked them, asking if they were ready to sell (the time line for foreclosure was a very short 3 months).

This is just in the beginning stages, I just sent off the info to my banker for another construction loan today, and am a few weeks out on closing the lots (3 total), so I am now sending out my RFP's to lock in my numbers.

If i have an REO deal on the table with Seller A and I have an end buyer C already lined up, at what stage in this transaction do I need to have Buyer C's funds in escrow to be able to use transactional funding.
