In this agreement we identify the utilities and services which are in-scope (i.e. electric, water/sewer, gas, snow removal, lawn care, etc) and the amount which the tenants will pre-pay into the utilities fund each month.The programme works as follows:1) Tenant pays the agreed-upon amount on or before the first of the month (paid in advance);2) Utilities remain in our corporate name and we ensure the utility bills are paid on-time.

What are the condition of the appliances, are there any, trees - how many and are they overhanging on the house which means I need to get my tree guy - I learned from a property I bought that had a nice yard but for living in it not renting since it's a cost to maintain, size 3/2 are good in my area and not so much 2/1 depending on the area - I live in a college town but a 2/1 in a family neighborhood isn't going to rent well, age recently for me as I lowered my range to include older, pre-1980 to 1960ish, homes so now I have to consider electrical and plumbing, overall condition of the property.I can't speak for a fix and flip but I would suspect they may look at the property for "some" of the same things - maybe not.

So by the time the contract with the tenants expired and we came back to check on the house, we found out that our furniture was moved to the garage, beds and all, pieces were missing so we cannot put them back together, 2 sofas are ripped off by the tenants dog, and on top of all, the management company is charging us for the water and electric bill and reconnecting fee for a month because they had to reconnect it when they had a cleaning company come and "clean" the house.
