The question is, do you as an owner want to get the work done properly, quickly quickly, and efficiently, or are you more concerned with an itemized invoice?

Only trouble is, I wouldn't be "living" in it physically (I could just list it as my address and pay the rent myself for legal purposes).

@John Doss the only logical reason for getting mail at the address is to establish residency.

I think you are right that gutters should be addressed now regardless.

If you do plan on BRRRR-Ing then I suggest when you find a property you like, get the address and drive the area.

This presents a few issues but mainly that when the city utilities do get to your address, the cost of connecting is on YOU and it can be like $30k!

The lender can write TBD in the property address line as long as they know what state it's in.
