If I am approved for option 1, it would get about $1800 cash flow per month.Option 2: with the higher rate, my cash flow is only $1400 per month...but also effecting my current loans of the 4 houses with the rate of 4.25 to 4.875.

It can be very cost effective. 

The property tax values will only be effected when the sale takes place. 

People rarely pass up free help and you proactively addressed his number 1 concern  which is if you don't work out, your are effectively "pre-fired".  

Make sure it is convenient for all those effected by it and needs to have minimal distractions.
