A big 24" hole on the siding, siding completely gone beneath the paint, the 2 x 12" plank completely gone, the load bearing joist rot a good 4".

@Jeff Bridges yes I did include the 3% fee.....I have multiple credit cards with zero balances on them that I can write cc against....It is tight however I have a cushion if needed so I won't end up being hung out to dry.

After this, I was told they found rotted piers and beams which will cost another $4K.It's been raining alot in San Antonio so it has caused major delays in replacing the rotted piers/beams with new ones.
