So, no difference, and I actually prefer not to be able to drive by my properties all the time.

The last week of June thru the first week of Sept is the high season with a small shoulder season mid Sept thru Colombus Day.  

We pay a set rate per snowfall per property.Our snow removal service comes prior to dawn to "punch" a hole into the drive/parking lot, and clear walkways, to enable tenants to get out for work.  

It is still a reasonable drive for me.  

Counter tops...cabinets..light fixtures etc. and appliances-Bathrooms both outdated.

I offered $270K, and was countered at $310K.  

Every house that I purchase that has been foreclosed on and sat thru a winter here in the midwest, I simply assume to replace all of the plumbing.  

We're in the phase of wondering if we're going to receive the "famous" call of countering our backup offer.
