FHA got a nice boost to loan limits in 2022 but any 3-4 unit building will still need to pass something called the "self sufficiency test" which essentially will limit most buyers to a certain price point if they plan to put 3.5% down.
Bill Gulley TEA PARTY COMPROMISE?
8 November 2010 | 44 replies
No time for congratulations, this is in fact just the beginning.IAfter a few unsuccesful attempts at a stimulus and a generally strong negative connotation of the word itself, I would actually support a large "stimulus" focused on three things:1)Rebuild our aging infrastructure2)Build a "smart grid" and build large alternative energy projects to power it3)Build water recycling and conservation projectsThis would solve some of the largest issues looming over America in the long term, while at the same time creating jobs, putting money in workers pockets, and boosting the domestic economy in the short term - exactly what we need.

Chris Masons Section 8 Tenant

In some areas in my market Section 8 will pay $200.00 more than you might be able to get "open market" one of the benefits aside from HAKC picking up a portion or all of the rent is that Section 8 will adjust the subsidized amount should circumstances change in the tenants life ex: loss of job , injury etc , I have not had a lot of issues with section 8 tenants in general , yes there is a yearly inspection but it’s not as bad as a lot of people make it out to be generally if the house is in fair condition , no peeling paint and is safe you shouldn’t have any issues, the biggest issue I have had with Section 8 is actually getting the process started ex : turning in paper work , processing the voucher, paperwork getting misplaced at the main office , so I say with a word of caution turn in everything at once , make copies , and keep your fingers crossed , once the checks start coming don’t give them any reason to touch the file unless absolutely necessary , I might be being a little over dramatic but I have quite a few stories , but once the payments start coming it’s smooth sailing from there !

Nate R. Don't be a retail investor!
1 March 2016 | 43 replies
Lesson learned, although, I didn't hedge for a discounted price, the apparent growth in the local market helped boost the intrinsic value, albeit through some managed luck, and thereby try out the BRRR strategy to finance on the appreciated value. For those of us, who have a hard time getting non-Retail due to time constraints or lack of interests, lets just make sure our at least properties cash flows healthily!
