The OP is invested in different markets, but the thinking and orientation should be similar- how to get into the best locations with value added potential property.

Many, many people have more money than they have investment opportunities (myself included) and are willing to make low-risk loans at 8-12%, sometimes with little collateral, sometimes at high LTV and sometimes both.If the OP has done 400+ successful deals and has good credit and a healthy personal financial statement, there is no reason why he shouldn't be able to find lenders beating down his door.

One of the main issues with a cross over, under vanity type like the OP has is you need an electrical outlet for the pump, most vanities don't already have an outlet located inside of them.

I had a condo where the HOA hit us with a $24k assessment and they gave 2 financing options - pay it all now or make (3) $8k payments over a 12 month period with the first $8k due now.I have a no condo rule for myself mostly due to that one deal.Good luck OP whichever way you decide to play it.

The judge's answer was No, he is not compelled to do so.Clearly too late for the OP now, but for anybody else reading - if you're getting divorced and find yourself in this situation, don't quit claim the house.  

They literally can't do the most basic tasks without constant monitoring.My advice to the OP is don't expect FCI or another servicer to do much aside from sending statements.
