My family (parents and I) would like to purchase our first home primarily for more living space and with the assumption that in the long game, a home [and the land that comes with it if it's a single family property' will only appreciate especially in the southern california area where the population is already dense.I've heard on one episode of the real estate podcast that we should have exit strategies - the property should be able to be a rental, be flipped, or one that we are fine with living in until the market is at a good place where we'd like to move onto a new home.What strategies would you advise a first-time home buyer in buying their first home - do you use a checklist?

What are your thoughts.I'm new to the game and looking to learn.

@Spencer Lindquester There are individuals and companies that will work with first time flippers as long as they have substantial skin in the game and the deal vets. 

You may get a lot of no's before you get a yes but that's part of the game.

Just recently started checking out BP with advice from a friend who’s fairly new to the REI game, super excited. 

I'm not just a huge fan of the industry as a whole since it's flooded with lots of newbies who really don't have any business being involved in real estate transactions with no skin in the game, no investing knowledge, and no penalties if they screw a buyer or seller over.

I'm brand new to the game and want to connect with as many investors in the area as possible.I'm currently looking to build my cash buyers list, and find people in the area to network with and possibly even do some JV deals.
