I think giving "disinformation" is a dishonest business practice.

@Peter Duncan  In my tax practice I would be very careful in this situation.  

She is a CPA with her own practice, and specifically talked about this on BP Money Episode 112.

My CPA is in public practice in down town Vancouver.

Being able to do this well, again it comes with practice.

You can also meet other small landlords and get referrals on best practices or vendors to use for things from flooring to window coverings to HVAC contractors.Dues are relatively affordable and are an incredible value if you take advantage of some of the resources provided.  

But it's a start and is giving me good practice at running the numbers.I'm new to my local area; know very few people in person outside of my typical work circle and a few friends, none of whom are involved at all in REI.My focus right now is on finding a property local to me (Denver metro area or Colorado Springs) that is a good prospect for a rehab with exit strategy of first selling as a flip and second, if that does not work out, selling as a solid buy-hold rental property.  

Curious to hear if there are any tips or best practices for doing renovations particularly in SF given the many rules and requirements.
