For example, we also just had a provision thrown in by the courts allowing the tenants to ask for a jury trial if not specifically dealt with this could be  a big problem as all jury trials have been halted until October.

Others on this thread will debate me in this..... but over the long termPrices of property will be higher in San Francisco 10 years from now than they are today.....The best way of Investing in San Francisco would be if the property is already vacant.... set your own market rent and.....Here’s where I will lose most of you...Also if the tenant has a Section8 voucher..... you are not AS restricted with rent control.... you have more leeway with evictions IF you promise the housing authority and courts that you will replace the evicted tenant with another Section 8 tenant.....Plus, (most, if not all of) your rent is guaranteed to come in, even if the tenant loses their job.

If not, consult one as you should have an appeal available to your local court system.In my area, all official lots are considered buildable or they aren't lots.

It is surprising that no one has commented on this thread so far considering the applicability of this news to anyone managing rental properties.Hopefully state housing courts have been adjusting their summary process policies based on this ruling.

But I’m wondering if it will get challenged in court, or it may have enough holes in it that enterprising LL’s will find work arounds ;)Vacancy control is a different animal, because that needs to change on a state level (basically dismantling costa-Hawkins) and fortunately both prop 10 in 2018 and prop 21 in 2020 which offered that got their butts kicked by the general CA population :) But yeah, if it were up to S.F. alone, vacancy control would pass here in a heartbeat.Probably as a reaction to the trump presidency, S.F. board of stupidvisors has never been more left leaning, and I think the city’s population has shifted more left too.

I did leave that employer before the loan was paid off and I did need to pay it down in full within 30 days or risk having it declared a distribution, subject to 10% penalty, etc.

I loved buying court house steps with IRS lien.. most folks too scared to bid or they did not have true cash IE they needed clear title ASAP so they oculd stick a hML on it. they did not have the funds to wait out the 120 days.. you can fill a form out and sometimes IRS will just waive their redemption period.. but do get a title commitment or prelim it will clearly say what the IRS rights are or are not..
