What made you interested in investing in this type of deal?

After I refinanced the house I walked away with 5k in my pocket and $0 left in the deal.

We got $50 per month as well on our deal

you find the deal, present the offer and close.Finally, remember the additional benefit  of sub-2, like cash is a quick close.

I need advice or assistance on how I should go about this Bundle Deal of distressed properties I just came across.The bundle includes 13 properties (all single-family) that all add up to $407,150 and all but possibly 2 are not in shape to be rented out and would need rehab done to it.

You may want to branch out and start looking for private lenders to help fund your deals. 

I'm not an attorney, but my understanding is that is basically a handshake deal.
