It should not matter if you are rehabbing a house or cutting folks grass for a living.

If they were to put in 100% of the money, and you were to buy and operate a rental for them, then your cut would realistically be those property managment and maintenance fees.

Making them confirm saves time in going over there, cuts way down on no-shows, and only the serious ones will do it.Check craigslist for comparable properties and what they're renting for.

Why get into electrical and cutting into the roof when it won't affect your sale.

The first piece of advice is what my dad always used to tell me:  measure twice and cut once.
