There is scheduled development of luxury apartments right next to the train station and more half way through in South Orange, just next door, has several apartment plans on the way (:-/).

I was just at a live foreclosure auction at the city hall steps in Orange, CA.

I live right on the border of LA and Orange County, and I know both if those cities are a tough hill to climb, especially for a newb with no money. 

Just to give you some info about me, I'm fairly new to this site and I'm looking to get into buying and holding in northern New Jersey (multi-families in Newark, Jersey City , Union, Orange, West Orange, South Orange etc...), Flipping property in NY metro area  and also investing in vacation properties.

They often tend to be associated with "wholesaling" as given the nature of that particular niche, marketing is crucial.
