You should talk to your attorney or CPA. 

My cleaner I met on a local to the area Real estate meetup I joined for networking and was a huge score.

Commercial, you should expect to spend a good amount of time prospecting and networking.

@Eric Matuszewski one of your best investments is professional organizations for landlords and real estate investors so you can network and learn from others in your area.

Usually there's a "recovering CPA" in the room. 

My favorite method however is simple networking.

I will def not start looking at houses without any kind of fund already in the works, unless I just strictly want to do wholesaling and even then I would have network first.
