I think its a fabulous place for buy and hold for two reasons. 1. the rent to gross price is very high compared to most places in the country.

If your primary focus is cash flow, then there are many different ways to achieve that, it's all about how much time and energy you can afford to give to the investment.That being said, there are great rental markets all over the country (thanks to @Ryland Taniguchi for the shout-out to Birmingham!).
