The cool part is that the home is 1/3 of a mile away from the metro station.

It may be a good start to get your lender nailed down first if you haven't already.

If you're coming here no matter what, then focus on a property in a decent area, but not the best area, a mid-to-outer ring of the "cool" areas, make it nice enough to rent but again not the top of the line, and do your best to cash flow a little.

Lots of cool buildings, and some people trying to revitalize, but I think it is hard with so much vacant space.   

Then you let a hippie kid move in who seems cool enough, but later informs you that he’s a legal peyote church priest, and starts growing peyote in his closet.
