During the process, he started working for a company that sends him to properties to give repair estimates - Windows, roof, flooring, etc.He was trained before going out into the field alone and now has a pretty good grasp on rehab estimates.

However, some suggestions:  rent a junkyard dog, hire a patrolman, motion sensor high beam spotlights, board up all windows and doors with 3/4 plywood.Seriously--just try to harden the property and let the neighbors and local precinct know about your concerns, and provide a contact number.

It needs a new roof, currently runs on oil (needs to be converted eventually), but both of these jobs are well over 150k which we dont have.We met with a couple younger kids regarding marijuana facility since they grow it in a smaller facility.

We ended up converting the half bath into a full bath and installed a drain in the rear screened patio after noticing some drainage issues.
