First of all, if the issue is a lien or judgment that is attached to the property, it may be possible to contact the lien holder and ask for a release of lien.

I would suggest you take a look at the REO's in your area and find the listing agent's contact info.

I have contact with convicted felons; drug dealers; and drug addicts on a daily basis and have not had a serious incident yet.However, yesterday, I did get into an uncomfortable situation.

My LLC will be a Washingtons State LLC, so I'll contact their Secty of State's office & find out.Re: comingling of funds...If I keep a separate checking account (net necessarily designated as a "business" account, but registered to the LLC), pay all bills out of that account, deposit all rental receipts into that account & take monthly "owner's draw" do you think I'll be ok?

I found that there are not a lot of people in my area who have the contacts, the time or the eye to find REO packages so I figured I would fill a niche while everyone else is figuring out what they are going to do.

Those of us with stellar payment histories, great credit, contacts at the bank, and experience with the bank doing multiple deals together are having trouble pulling it off.
