I would not contact banks individually and instead let a broker tell you what you can qualify for and the best interest rates.

I was exploring a heloc as well but I have not contacted a bank about that option.

The seller aka bank will permit the potential buyer to contact the local utilities and have them put utilities into the buyers name for one day for the inspection which of coarse is a contingency that you’d arrange as part of the sale .

(Property Manager in charge of our house at the time) did schedule annual inspection in 2016, when she arrived at property (the tenant) told her that he was late for court and would contact her to reschedule.
