If you are concerned about the quality of the inspection you’ll get in working through your realtor I’d suggest asking to talk to a past client that has used that inspector and speaking with them about the experience.

As long as it appreciates at a good amount like it has and you are not losing money renting it out, I would keep it for the appreciation not be concerned about the 1% suggestion.

My main concern is finding someone to give such a small loan.

My concern is that I am currently a college student and my employment is based on co-op cycles within the college so I cannot provide 2 years of steady employment.
