If you did get a fee, I'm sure it needs to be disclosed to the client.Most of the time I never even get an invite to coffee or lunch.What I do though is vet the lender....in my best attempts to get them the absolutely best deal on their loan ever.I look at closing statements all the time, so I see the fees and I see the interest rates.I regularly save my clients thousands of dollars and I let them know.

Buy a cute place in a decent location, furnish it well, pay for good photographs (super important), maybe add in some special touches -- coffee bar with little snacks, a game room, a hot tub (hot tubs do really well) -- and then be responsive to customers' requests.
