You should just think this through - rentometer says you're 150 + utilities too low, but have you shopped it yourself?

Our only concern is with the stability of the market, what happens if the rents reset in the area and the property no longer cash flows due to affordability in the 2 year time frame of us buying and then getting ready to move out would we just try and hold through that and even pay at a loss for a bit or do you pivot and sale?

The property is in the City of Walnut Creek, but our address is technically in unincorporated Contra Costa County, so all of my permitting and inspections are being done through Contra Costa County.

Searching through past forums, some people say hold because it's the Bay Area (near Tesla and Facebook), while others recommend selling.

There's never been a time in history where building equity through adding value wasn't possible, that's just stinkin' thinkin'.That being said- processes and quality matter greatly and thats where most people lose their shorts, not on the actual deal.
