Our duplex is west of Washington and 30th and would generally be considered a "rougher" area, but once we have finished the remodel on the one side it'll probably be rented before the dust settles around where we hammer in the sign.The realtor is now starting to change his numbers.

This route might be riskier, but if you have a good PM they should be able to help you evict the tenant.Depending on your purchase agreement, it might be too late to go back and negotiate, but this situation has definitely changed your numbers a little bit.
