One bath is in the finished basement (mostly finished, not laundry area), oversize 1 car garage, separate tool shed, privacy fenced back yard, central a/c with gas forced air heat, newer roof, vinyl siding, new-ish double pane windows.  

And there were deals like that IN AZ  NV  inland empire of CA central VAlley of CA etc.

If the tenant truly is a pain then any apology is going to destroy what's left of your authority base and they are going to walk all over you.

This shows that you are a trusted authority.

I got an authorization consent from the owner which allowed to speak to the attorneys representing the lender.

But, they don't have to load them up on the MLS, they could do a Fee Agreement/Authorization to Show instead of an open listing at 5%.
