If you buy the panels on a payment plan, it is a "lien" against the property and when you go to sell the property, the buyer has to assume that lien.

Seems to me you should be able to find a deal where you can put only $25k down, take over existing financing, sell to tenant buyers getting $25k down from them and let the tenant buyers pay down your loan while you get cash flow every month.

One of the other question was why didn't I perform an inspection, and why doesn't the loan require an inspection, to which my response was I felt that I didn't need an inspection because I knew the history of the property being their neighbor as well as I saw what was repaired when they listed the property for sale, and that there are no loans that required buyer to have an inspection done as well as there was an appraisal done on the house where a property appraiser saw the house physically.

There are lots of reasons why the person isn't getting a loan even though they have that much cash: could be maxed on the number of loans (10 usually). credit issues, contractor (1099) employment, etc  It can sometimes help if the buyer can provide a credit report to make the seller feel more comfortable.Good luck and welcome to BP!
