Hey Everyone, I've been building an Excel financial model that can quickly analyze potential value-add multifamily projects and I've run into an issue that I wasn't expecting - when calculating the returns, do you take into account both the refinance and sale proceeds, along with the cash flow?

My personal return is fairly complicated with Trusts, partnerships, W-2s, and several K1s.

I did some research and inthink maybe it’s called a deed of trust.

The long game the appreciation is where you will be building more wealth than a 500 or 1000 per month cash flow. 

To me, you'll have to try 2-3 months and run through an underwriting exercise of a building/properties about 10 times on each one to understand the true pros/cons of each model.

While shopping for a small multi-family building (3 or 4 units), I would like to get an inspection of the building to get an estimate of repair costs if any problems are found (foundation, roof, electrical, plumbing, heating). 

Thank you for your insights and for pointing me to resources that should be reviewed so I can build a model in Excel to evaluate this decision. 

Total cost including acquisition price of $2.35m.I believe we will be able to create a total of 20-30 units in this building. 

I am looking to do some conversions from SFH to duplex on a couple properties and build relationships for future BRRRR opportunities!

I am seriously considering taking $150k of it and buying 3 new builds $50k down as rentals in somewhere like a Houston TX subburb, Wichita Falls TX, Oklahoma City OK, or Kansas City, MO.
