I brought the property 2 years ago for 100k and made about 5k in renovations.

As soon as we got access I brought in a licensed inspector to prepare a full inspection report as I typically do on properties I close on myself.

I will never be able to pay him back for the value he brought to my life.Through his contacts he got me in a magazine, put me in his book oh and helped make me a millionaire starting with 30k lol.A true mentor will be financially free likely and no matter what you pay them it won't really matter as they don't need the money and will value their time and freedom too much at that point.

Pretty typical to get maintenance issues brought to your attention at the beginning of any lease, especially if this is the first time the house has been lived in since a renovation or if it’s the first time the house has ever been rented. 

We had brought in a real estate agent to negotiate the deal as we were just out of college and didn't have much experience with real estate.How did you finance this deal?

Offmarket deal originally brought to me my a VA that makes outbound calls, and took a bout 2 months of follow-up to get under contract.   

Why would I ever really use a Realtor again other than myself unless they brought me a killer off market deal and I was just the buyer at that point. 

So I have a question that doesn't seem like has been brought up too many times here.

We also brought rents up to market on all the units since we purchased the building.
