My parents were landlords for over 20 years in Texas and my brother recently started as a landlord in Las Vegas. 

I do not know what the codes are in your area, but in Alberta for a bedroom window you need an egress window, the one in the picture is too small for a bedroom to be a fire escape anyway: so new well, cutting concrete, installing new window anyway

The previous owners granddaughter, mother and brother live there and have all been served eviction notices. 

You're right; I could avoid the issue and have him sign a new lease.The reason I'm not paying to get a lawyer is that this is trivial and the sister and brother will probably be friends again soon.

So now we (TNPS = my brother and I) own 15 units in MS, OH, and IN that are all buy and hold rentals. 

Hey brother I too am in a similar situation as yours, but let me start by saying I have only been studying REI for 3 years and saving, and have not bought my first true REI property yet (though I plan to in the next few months).
