You wouldnt trust someone one the internet offering to give you heart surgery for free.....in the same vein do not trust someone giving you a free legal contract.

If you go with HU, you need to trust them and their team that they have your best interests at heart.

Even with what I presume is my "new property" boost combined with COVID craziness, my occupancy over the first 12 months seemed far below what I would have anticipated. 

I ran it as a VRBO for a couple years and did well, but as my career got more intense I switched to longterm rental.I'm researching adding a detached ADU to the lot to boost my returns. 

I'm 24, work full-time, and have my heart set on real-estate investing.

So look at how you can minimize expenses (it's always the right thing to do anyways) and how you can ensure that if push comes to shove, you have the property that is in solid condition with the curb appeal to boost any appraisal and attract investors like me who buy year-round regardless of the economic cycle of the moment. 

Analyst at heart, I guess.Ive had so many basement waterproofing companies come by and most recommend interior drainage systems.

Thankfully our offer and being a newlyweds (using all of our wedding money) became the most appealing offer to the bank owned property (they had a heart!).
