Aloha,You cannot just change the requirements mid term...the Tenant will need to agree and sign off on the changes via an addendum.Depending on the exact nature of the issue, for example, we require that grass areas (which are defined...curb to alley, fence-line to fence-line, or whatever, be very clear) be maintained at least twice per month; Shrubs and bushes monthly and must not make contact with the structure.

You can request from the HOA how many special assessments have been issued, if there have been a lot or high dollar assessments then that is a red flag to me.I like HOAs because they help control the consistency and curb appeal of the community.
