To start off, My advice is to read as many of the forums of this site you can, go to your local library and read some books on Real Estate Investing, Read "You, Inc," and any self motivation books you can find.

I think you could read whole books on negotiating.

He listed it before it was even ready and surprisingly people booked. 

You can read a few books, watch a few podcasts and start investing.

Scott has an excellent pair of books about flipping houses and estimating repairs that are offered in the BP bookstore.

I like that....comming from the restaurant industry every dollar you earn you are lucky to put 2 to 4 cents in your pocket after all of the books are settled at the end of the tax year.....thank you for sharing.....get me pumped up!

I'd be down a net $20/mo but keeping a tenant that pays on time and otherwise keeps the unit clean and treats the property as their own.Have you swapped rent for yard maintenance before?
