I would love a better option but it's so convenient. 

Anything that close to your numbers could work if you negotiate to a better price.

He is super fast and he's so good with caulk he makes old crufty walls and trim look so much better.

If you're at 0 doors, the money could be better spent on your first property.

My thoughts are 1) I will have a fixed rate and not worry about it changing every 5 years thus helping me control my expenses a little better (of course aiming to secure a good rate whenever the rates hopefully come down), and 2) it will be amortized over 30 years and if I get a good rate, then my cash flow should increase by a decent amount. 

@Anant Radadia highly unlikely a Class A rental will cashflow for the first 3-5 years - investors look to this class for appreciation.Class B you have a better chance, but you need to be picky and patient!

It will be interesting to see how many of these investors are still in the business in a few years with the foundations they sadly believe will serve as a stepping stone into the better situated assets you pointed to.

Better returns are to be had elsewhere.

Selling it and buying a greater share of the family farm makes your life better.

Had we dug into the "3-5 years old" disclosure better we would have found that the older folks who sold the home were most likely remembering things wrong because after the sale we got up there and found it to be near the end of its lifetime.
