.- Nothing against Dave Ramsey, I really like most of his advice, but I think some of it is very basic and geared towards low income earners and people who have been very irresponsible with their money and are trying to dig out.- we have a about $70k to invest from our SDIRA, less if we convert a portion of that to a Roth.- we also will have about $250k to invest from the sale of our home.

@Joseph GarnerI know this isn't the sexiest answer, but when I first got started looking for commercial lenders, I basically googled all the credit unions/banks in my state and called each and went down the list until I found one who first would lend on the type of real estate I was buying, second offered competitive terms/rates and finally I had an initial good vibe with for a long term relationship.

Yes its a PITA to move in in/out, but not worth the battle for saying no to a pretty basic request.The majority of CA rentals don't supply a refrig..... just stove, dishwasher etc.... not even washer/dryer....some do, but a larger % don't in general.

New water heater, new stove, new fridge, numerous repairs, and a water leak emergency that I should have fixed on my own but went with a company who charged me $700 to fix something I could have done myself for basically free.Now, I probably have a bit of a crappy house with all the things that have gone wrong with it, but I also had super conservative estimates behind my CAPEX and maintenance.
