We're all just guessing at this point, but if your numbers don't make sense then the rule doesn't matter.Most people use 2% rule for rental properties, but that's bare minimum.

Year 3 it gets diluted further, average gain about 12%, Year 4 average gain about 10%, by the time you get to year 20, your account gain will be barely more than the market gain of 5%.

We could also just simply do a bare minimum reno and operate as is for approx. $14,000 but the income will be impacted slightly and the value will not increase.All and all, we are a little stuck in not knowing what to do while reno/upgrade costs keep raising and the sale price remains quite high for the area.

I've seen the printing quality and maybe with the exception of color matching (my skin tone came out a little pink on the VistaPrint cards), their print quality is about the same.

That's an annual return of measly 3%...barely rate of inflation.So I get that brandon and david are so adamant that people don't spend their cash to pay down the mortgage.However if I pay down the mortgage by 50K and get a HELOC for 50K and use the heloc to pay down another for a total of 100K at the same month for total of 100K paydown.
