Welcome to BP, always good to see another CT face on here.I will add that, based on conversations I've had with lenders, you can't really get traditional loans on properties held by LLCs!

But don’t be so tolerant or you will face more and more similar issues.

The tenants were so angry about the mess one tenant spit in my face and wanted to fight.

Also just to put a different perspective on it - i live in an area where landlords evict for barely any reason or made up reasons.

The question for you all... would you rather purchase a property that earns you positive cash flow month over month but very low property value appreciation or a property that barely breaks even every month with greater property value appreciation? 

Considering the average Class C eviction + turn over + vacancy represents a bare minimum loss of $2,000 in unpaid rent, court costs, and clean up, it's nothing to spend $50 hiring a real estate floor agent to drive by the current home, snap a picture of the outside, pictures of their pets, and peek inside while the applicants sign a copy of the listing data then forward all of that. 

Pretty sure you don't want to get your face close enough to unscrew.

The problem I keep running into is that I can barely cashflow with the numbers I've researched.

Look for FPE panels (dated equipment that can cause fires), also look for bare wire, mismatched breakers, older outlets and fixtures, knob and tube, etc.8.

It is the contrast between the bare wood and the dark stain that makes it noticeable.
