You need to get a letter from the borrower requesting the loan be sold along with an authorization to obtain information.This will set the stage to give a lender another option other than foreclosure.

I'm not saying there aren't a few of those types of deals, even in my farm areas, but there just aren't a lot of people stupid enough to sell those properties below market, particularly not when there are realtors putting letters on their front doors every week.

It looks like he doesn't want to tie up the money for 30 years, but perhaps refinancing it later on or selling the property (you may want to buy something else at that point anyway), or having a balloon payment after 15 years would work for him.
