Our hoa and property management company work together to manage all the lawn care needs.Last summer, one of my next door neighbors who was 8 years old was running on what they claim was my yard area and stepped into a hole and messed up her shin pretty badly.

That's not so bad on NEW topics, as they will get at least some response...but often a new member will respond to an OLD, OLD post, and those can get missed.You scare me using the term "rebuild"...Whatever you do, DON'T change the fundamental forum set up!

What that tells you is that areas that have good cash flow (not "cash flow" = rent - PITI that's often prompted by people selling bad rentals) will always have the rent significantly higher than it would cost to own.So, why does anyone rent?

I'm curious how much a good ad costs - air time is apparently cheap for our local stations (at least that's what PNE (or local business advisory place) say, but I have a feeling that the 'cheap' airtime is for those really bad, cheesy ads that everyone either laughs at or ignores.

In many areas rent $$s are increasing as the demand increases with more bad credit, tougher lending guidelines and buyers with good credit afraid to buy.

Sometimes I wonder if we wouldn't be better served if we just went with a survival of the fittest concept.Yes there are some fast talkers out there that swindled people into bad loans, etc, but in the end, the borrower signed the documents.
