LLC properties will automatically make you use a commercial loan which is 25% down and higher rates rather than putting it into your personal name and either using an owner occupied FHA purchase of 3.5-5% or 25% down investment loan. 

You don’t automatically get it back upon move out.

Mine has automatic color highlights if a payment is past due so if no red flag, nothing to review.

At the end of the draw period the balance will usually be automatically converted to a locked in rate and fully amortized.  

We have trash day reminders, check-in instructions, house rules, check out instructions automatically sent to each guest.. it also changes the door code to the last 4 digits of the guest's phone number for each guest. 

You can allow them to sync with your bank account and automatically import all transactions.

You link your bank accounts to it and then as you receive income and pay bills, it automatically loads them into your ledger.

You can use WAVE (or similar)..it pulls all your expenses from your bank account automatically...

It is O.K. but beware of the automatic charge.  

This is the same service people use to automatically pay reoccurring bills like utility bill, mortgage, internet, etc.
