I have recently purchased a 4 level mixed use property.My elevator maintenance provider has informed me that the current model of "door operator" is no longer being manufactured as of Jan 2019.

I would make pennies on the dollar with annual leases  AND people with annual leases can lose their job or leave overnight, so where is the security in that model? 

For these purposes I'm taking a little closer look at EM/MOIC as a simple metric I can use to build a very macro model of my strategy over a long period of time. 

Just factor that into the model. 

I'm a little intimidated posting here since my husband and I are only aspiring real estate investors and we don't currently own any properties. 

What are some possible draw backs you guys might see with this model?

It was purchased as a new model home in a newly developed neighborhood.

We'll discuss the basics of house hacking, what's currently working and walk through a few financial models.

Is it wise to consider that as meeting the 1% rule that I aspire to acquire?

Would add that if you solve IRR in a DCF model where NPV =$0 you can compare that rate against all potential investments to help determine which will be best.
