I don't think that the MLS is what @Ben Feder is looking for though.There are people out there that will tell you to go onto a site like list source and buy a list and start cold calling or direct mailing them to find motivated sellers.

I assume the window sill mildew is a result of cold outdoor temps, maybe not great wall insulation, keeping the heat turned down when they were away building their house and/ or not venting the bathroom during showers.

When it goes higher, now you are collecting from housing authority AND from the tenant. 100 or 150 might not seem like a big deal to you and me, but if they are paying utilities and food AND it was really cold for a couple of months you might not collect anything from them.Find out what the tenant is qualified for in terms of rent assistance AND what the building is qualified for.

The latter pass code inspections.My daughter had one in an old college dorm & when it fired up the suspended ceiling rattled terribly due to back pressure as it would suck in air from random ceiling cold air returns.Then again it could be like one of those (in pic) that we had in a ranch we owned & was not code compliant.
