Know the school rankings, crime rates, unemployment, population growth, etc. 

I'm looking to invest in a rental property in Kentucky and I'm not sure if I should invest in a neighbor/subdivision that 60% of population rent and the other 30% are homeowners.

They look at the school population, electric and gas requirements, traffic, water and sewer, and see how many people the area can accommodate.

It has a population over a million, qualifying it for most lists and reports, but the problem is these reports include the whole island of Oahu as Honolulu (which it technically is).

I work as a Hospice and Palliative Registered Nurse and have been to a lot of Residential Assisted Living Facilities in our community and I recognized that there is a huge need for facilities that can provide outstanding quality of care to our elderly population, hence the investment for a RAL.

I know you said that your population is low and there remains a shortage of qualified people.

I don't anticipate a crash or even a sustained drop however, as the market fundamentals are sound: increased job and population growth combined with limited supply will continue driving prices up over time.

Looking for other cities with decent size populations that are still seeing a 1-2% of the sales price in monthly rents.
