My personal opinion is that it should be avoided unless the DPA is a "grant" and not a 2nd mortgage which is much rarer and harder to get.Here are the main thoughts I speak to clients about 1.)

These sellers just don't trust folks (real estate investors) that can afford to send those types of mail pieces; it's just the mindset of the person receiving the mail piece.These niches need a simpler, "uglier" mail piece.

Personally, I would start simple with a single family. 

But ultimately, know this, no matter who you hire, you are the person who's ultimately responsible for your own signature.

I agree with @Jake Baker - this is what you want to do when making it easier for the person handling your books. 

I continue to call the general customer service line, but the person that picked up the call was so useless.
