I'm finding some great sellers in Orange County who like that option to help with their capital gains liability...you just need an agent who knows how to present that type of offer.  

Chase and Amex actually have strong programs, but it depends on what you want/need. 

I haven't seen any posts about this option and was very curious to see if any investors would be willing to share their thoughts or experiences.  

How would you know someone was overpaying when I didn’t tell you how many acres were actually being rented? 

Why would you want to work with a realtor (I know she is your wife, no offense) who knows none of the agents, does not know the paperwork or the process (they don't teach you this in the class) when your primary residence is on the line.Brokerage options vary, but if you just choose the cheapest one and use your wife, you will pay for it later.

I actually had discussions with my lender about this.

Your best options are SBA, Private Lenders and Local Banks that want to support local businesses.

If so cashout refinance. it also depends on your goal and use of the funds happy to help weigh through the options! 

They actually have the old mayor and future governor hopeful coming to speak tonight.  

Best options would be either 1-Buy a cheaper older home or 2- put a down payment so that the mortgages is more feasible to rent out.
