And I never said I used that garbage paint, you keep referencing it, I have had that stuff banned company wide for years now, we ONLY use Bear and Sherwin Williams as it has 2X the quality and coverage, minimum, than that, which while per gallon it is about 23% more for materials I save on average 40% or more on labor, not only saving on labor costing but increasing efficiency and the volume of work potential per labor.

@Michael C Williams is correct in that many places in San Francisco convert the ground level garage and storage areas into legal dwelling spaces (ADUs), but IMHO these are not the best properties to hold long term as it changes the classification of a property from a SFH to a multi unit.

Edward - I don't have any recommendations for your area, but here's some suggestions on how to find some potential painters: 1) Search on thumbtack website in your area for service people looking for work (www.thumbtack.com)2) Go to your local REIA organization/meeting and ask for referrals from members/attendees.3) Go to a local Sherwin Williams and pick up business cards and/or ask the person at the front desk who is a local painter.4) Do #3 above at Home Depot or Lowes5) Ask other contractors (HVAC, drywall, electricians) that you know if they have a good referral for a painter.
