The house had been broken into and the indoor and outdoor AC units are gone :( The outdoor unit was even in a cage, given that it's not a class A neighborhood, but they just sliced it open.  

I currently don’t have it under an LLC which at the moment I don’t think that’s the move for me( I have an umbrella policy set up for protection).

Just get a 5mil umbrella policy and have all your properties covered. 

There were full sheets on queen beds, standard pillow cases on king pillows, a missing microwave turn table without explanation, miss matched towels, trash not removed after a guest stay, failure to lock the lock out door (2x's) so the guest got to meet each other (they were not impressed) and the list goes on and on and that is only the local story.

I would recommend talking to an asset protection attorney, and CPA.For most people starting off, a good quality insurance policy coupled with an umbrella policy is a good starting point.

My $1M umbrella costs about $200. 

Could i just stick with my homeowner policy with 1M umbrella and also use Aircover (Airbnb 1M damage/liability)? 

I would add that there is actually a lot to do in the area, particularly outdoors, that isn't well known.
