I am looking to purchase rental properties outside of the state I live in CA, and looking for a lawyer to assess my situation and provide advice on acquiring The properties via LLC or Trust with umbrella INC. 

I am thinking of putting one my rental properties into a land trust plus LLC structure for privacy and asset protection.

My wife and I also set up a trust last year which adds another level of complexity to RE that i have just not dived into.

It's a rich a-hole telling them to pay and at the same time telling them to "trust me."

We had a vision for the property and we were able to earn the trust and support of the owners to see it through.

Would you try to save money by flying your own jumbo jet or would you rather trust a professional pilot? 

The stipulation is of course that the money must be returned to the tenant upon move out less damages.I hold security deposits in a trust account on behalf of my property owners but if they decide they want to take possession of those funds then the law says I must do that.

In my experience sellers don’t disclose financials until under contract except maybe a rough pro-forma that I don’t trust anyway.

Trust me, I was in your shoes.

I simply don’t trust their taste.
